Mrs Woodley
said she was "over the moon" on hearing she had won the accolade.
"I'm absolutely delighted.
"I've been runner up for the AA landlady of the year award a
couple of times but I've never won an award as big as this before."
She said cleanliness was the most important factor in running a
successful bed and breakfast.
"That is so important, and so is treating people genuinely, we
try and make them feel at home and not just like a number."
The guide's editor, Elsie Dillard, said there are several
criteria that entries are required to meet.
"Basically it's the friendliness, it's the very first thing when
you knock at the door.
"It's the smile and the welcome you receive, that sets the scene
for everything else.
"Everything is good about Degembris Farmhouse."
